Being a mixed-use area, Downtown Santa Cruz offers a variety of property types, consisting of single-family homes as well as condos/apartments and townhomes. The downtown proper, which runs down Pacific Avenue, is the city's primary commercial area, attracting tourists for its unique shops and walkability. As these are some of the oldest areas in the city, downtown Santa Cruz features some iconic historic properties, specifically those in and around Mission Hill and along Walnut Avenue. These homes tend to be smaller because of their age, however these neighborhoods are extremely desirable for their curb appeal and short distance to the city's amenities (which include shopping and dining, but also the waterfront and the university).
Because of their desirability, single-family homes in the downtown are generally priced higher than in some of the other neighborhoods in the city. Architecturally, they offer a lot of charm and character, and some homes have been converted into multi-family properties or multi-residential—though zoning regulations do not always allow this. The Downtown area is the city's commercial hub (though there is also the Boardwalk and the shopping centers across Santa Cruz), and it offers much in regards to shopping, dining, and entertainment. Car traffic is allowed, but there is also a bus network that connects the east and west sides, and goes down to the waterfront. Much like its homes, there are some historic buildings and businesses in the downtown, which include the Landmark's Del Mar Theatre and Bookshop Santa Cruz.
Other highlights include the Santa Cruz Museum of Art & History, Mission Santa Cruz, the Santa Cruz Civic Auditorium, and a number of live music venues. The city also hosts events throughout the year, such as the holiday parade in December, sidewalk sales, and markets. The Santa Cruz Film Festival, which just celebrated its 25th anniversary, is hosted during October.
