Being a mixed-use area, Downtown Santa Cruz offers a variety of property types, consisting of single-family homes as well as condos/apartments and townhomes. The downtown proper, which runs down Pacific Avenue, is the city's primary commercial area, attracting tourists for its unique shops and walkability. These homes tend to be smaller because of their age, however these neighborhoods are extremely desirable for their curb appeal and short distance to the city's amenities (which include shopping and dining, but also the waterfront and the university).

The city also hosts events throughout the year, such as the holiday parade in December, sidewalk sales, and markets. The Santa Cruz Film Festival, which just celebrated its 25th anniversary, is hosted during October.
