Water Restrictions: The Impact On Home Sellers In Santa Cruz

Since the mandatory urban water restrictions set by Governor Brown, in April, questions have arisen around real estate and what water restrictions means for home sellers.

Right now, the city of Santa Cruz has set mandatory water restrictions which have been in place since May 1, and are set at 64 gallons a day, and going beyond this could result in fines. There are also some guidelines set for homes that are going to market. Below are important notes and advice to help you understand what you can do to ensure a smooth home sale transaction.

Efficient Plumbing Upgrades

All residential homes in the city of Santa Cruz's water service area will need to be outfitted with high efficiency plumbing fixtures before they go on the market. This is a retrofit regulation set by the city and is also the same for homes within the unincorporated county. Once this is done, the new certifications will be added to your disclosure package.

The City of Santa Cruz goal is a decrease of 25 in local water usage. In other Santa Cruz county water districts there are different restrictions set, so it is best to check in with your lcoal district for specifics in your area.

Consider Xeriscaping Your Lawn

Many California residents are long-time proponents of xeriscaping, a term that comes from the Greek "xeros" which translates as "dry." This landscaping practice nearly does away with the need for irrigation and could be the best answer for you when staging your home to sell during the Santa Cruz water restrictions. Overhauling your landscaping with a drought-tolerant design may sound overwhelming, but there's help out there, and you could even be eligible for a rebate from the your water district.

From boulders, to dry creek beds, drought-tolerant plants of which there are multitudes like wispy millet or mini white irises, and "Mediterranean garden" inspired medicinals like rosemary or sages that also require very little maintenance.

It also means it will be that much easier to follow water conservation guidelines, and it's much less work than what is required of regular lawn care. Get inspired when saving water this summer and make your house stand out for its upcoming sale with forward-thinking, low-maintenance and modern curb appeal
